Our inspectors are all proud members of CREIA (California Real Estate Inspection Association) and/or ASHI (American Society of Home Inspectors), the two major professional organizations for property inspectors in California. Both CREIA and ASHI require members to meet and adhere to all membership standards; they set forth our standards of practice, they mandate our strict code of ethics and they require continual education in the property inspection industry.

Your report will describe the property conditions on the date of the inspection, to current CREIA and ASHI standards -- where there are differences between the two we adhere to the strictest. Within the CREIA and ASHI standards, our judgment is based upon locally accepted practice for comparable properties with respect to quality and workmanship allowing for reasonable wear and tear of prior occupancy. The IRC Code is one source we take into account, but our service is not a code compliance inspection.

Soil conditions, inaccessible features, and cosmetic considerations are specifically excluded from the scope of this report. Our work is not technically exhaustive and does not include tests such as an appropriate professional might perform on any given system. We test components with normal operating controls and do not break down nor take apart any system. Our fees do not include guarantees or warranties either expressed or implied.

Some features are not inspected. For instance: Sewer drainage, which can become blocked without warning; timer controlled devices; thermostats and similar control devices are not checked for calibration; security systems; elevators; and personal property such as refrigerators and drapes. We cannot judge what we cannot see, such as conditions hidden within walls, beneath rugs, or deliberately masked. We do not dismantle, turn on gas service to appliances, nor venture into or onto areas, which our judgment may be hazardous. The inspection is strictly limited to those items detailed in this report. PROFESSIONAL BIOGRAPHICAL INFORMATION

Chuck Lambert, Property Inspector

Mr. Lambert brings fourteen years of prior construction experience to the property inspection profession. This experience includes complete window and door/jamb installation, roofing applications and renovations, hanging of drywall, plumbing installation/repair, tile setting and cabinetry.

In an effort to provide clients all that is necessary in the property inspection industry, Mr.
Lambert obtained training through the TWI Systems network of home inspectors. Their certification program for qualified inspectors requires inspectors to adhere to strict inspection and reporting standards. Mr. Lambert’s reporting system provides state-of-the-art electronically produced inspection reports that assure all inspections are complete, understandable and include digital photographs when necessary. This system allows inspectors to provide computer generated, narrative style inspection reports on site. He meets the financial responsibility expected in the property inspection profession by being covered by Errors & Omission Insurance, General Liability Insurance and Fidelity Bonded.

As a property inspector he specifically avoids any conflicting activity such as contracting or
repair. He participates in numerous conferences, seminars, training programs and classes in an ongoing effort to obtain the superior knowledge necessary for growth and development within the property inspection profession. He is an active, certified inspector member of the American Society of Home Inspectors (ASHI) and a past member of the California Real Estate Inspection Association (CREIA) . He strictly adheres to their strict Code of Ethics and Standards of Practice.
